A damp and timber survey is a specialist inspection used to investigate suspected moisture problems and timber decay in a property. Buyers are commonly asked to obtain one when a valuation or home survey flags concerns, but it’s a request for clearer evidence, not automatic proof that the property has a serious defect.
What is a damp and timber survey?
A damp and timber survey is a targeted, specialist inspection, usually commissioned after a valuation, RICS Level 2 (HomeBuyer) or Level 3 (Building) survey has flagged possible moisture or timber concerns. Rather than assessing the whole property, it focuses specifically on identifying the likely source of any dampness or timber decay, how far it extends, and what, if anything, needs to happen next.

A RICS home survey assesses the property broadly: structure, services, condition, and general risk areas, flagging concerns rather than diagnosing them in depth. A damp and timber survey goes further on one specific issue. It’s a focused diagnostic step that sits alongside the wider survey, not a replacement for it, and it won’t tell you anything about the rest of the property.
Why might a lender or surveyor ask for one?
A lender, valuer, or RICS surveyor might recommend a damp and timber survey after noticing visible staining or damp patches, a musty smell, damaged or blistering plaster, evidence of past or present timber decay, blocked or damaged air bricks, or signs of wood-boring insect activity. Spotting the difference between a minor issue and a genuinely serious one takes specific expertise, which is exactly why a follow-up inspection gets commissioned rather than the original surveyor simply making the call themselves.
Lender requirements vary considerably. A lender may request further investigation or set a condition before releasing funds, but not every lender does, and not every case results in a retention (funds held back until work is completed). Don’t assume either applies to you. Ask your lender or mortgage broker exactly what’s required: which report, what qualifications the inspector needs, what wording the report must include, and what evidence of remedial work, if any, will satisfy the condition.
What does the inspection usually check?
External defects
Gutters, downpipes, roofline and roof condition, render, pointing, external ground levels, and drainage. Defects here are among the most common contributors to penetrating damp.
Moisture pathways
Condensation, penetrating water, plumbing leaks, bridged damp-proof courses, and ground moisture. The surveyor is looking for how moisture is actually reaching the property, not just where it happens to be visible. Even a properly installed damp-proof course can be bridged, for example by something fixed to the wall above its level, or by a path or driveway that’s raised the external ground level over time.
Ventilation
Extractor fans, air bricks, sub-floor ventilation for suspended timber floors, and loft ventilation. Poor ventilation is one of the most common causes of condensation, and blocked sub-floor vents can contribute to timber decay.
Timber condition
Floor joists, roof timbers, wet rot, dry rot, fungal decay, and wood-boring insects.
Access limitations
Carpets, furniture, floor coverings, sealed loft hatches, and restricted sub-floor access can all limit what a surveyor is actually able to inspect on the day. Where access wasn’t possible, a proper report says so clearly, it shouldn’t read as though a full inspection took place if it didn’t. This matters more for older and traditional properties, where construction and moisture behaviour differ from modern homes and need careful, specific assessment rather than a generic checklist.
How is damp diagnosed properly?
Moisture readings are evidence, not a diagnosis. A number on a meter tells you a material is wet, it doesn’t tell you why, or what to do about it.
Diagnosing damp properly usually means combining several things: a visual inspection, an understanding of the property’s construction and age, its ventilation, its maintenance history, the pattern the moisture follows (where it appears, at what height, whether it’s seasonal), and appropriate physical checks alongside instrument readings, rather than instead of them.
An electrical damp meter alone cannot reliably diagnose damp in masonry. These meters work by passing a current through a material, they’re genuinely useful for checking moisture content in timber, but in walls, salts and other conductive materials can produce misleadingly high readings that have nothing to do with actual moisture. RICS itself warns against relying on a meter alone, particularly in solid walls and floors.
Rising damp, penetrating damp, and condensation aren’t interchangeable diagnoses. They describe different ways moisture moves through a building, not causes in themselves. A conclusion of “rising damp” that doesn’t identify an actual source isn’t really a diagnosis, and genuine failure of an original damp-proof course is, in fact, rare. Raised external ground levels, a bridged damp-proof course, blocked sub-floor ventilation, defective gutters, a leaking pipe, poor ventilation, or an unsuitable past alteration are all far more common explanations, and the source needs identifying before any treatment is specified.
Before agreeing to any remedial work, ask the surveyor:
- What do you believe is causing the problem?
- What evidence supports that conclusion?
- What parts of the property couldn’t be inspected?
- Are you financially connected to the proposed remedial work?
What should buyers do when the report arrives?
Read the diagnosis first, not just the recommended treatment, the reasoning matters more than the price list. Check whether access restrictions noted in the report could have limited the surveyor’s conclusions. Ask your lender or broker whether this specific report satisfies their condition, rather than assuming it automatically does. Get itemised quotes for whatever work is genuinely necessary, instead of accepting a single bundled figure. For anything high-cost or invasive, consider an independent second opinion before committing, especially where the company that diagnosed the problem is also the one proposing to fix it. Share anything material with your conveyancer before exchanging contracts, and use a house-viewing checklist on any further viewings if you’re comparing this property against others. Weigh the evidence on cost, urgency, and risk to decide whether to proceed, renegotiate, or walk away, none of these is automatically the right answer, it depends on what’s actually been found.
Should you buy a house with damp or timber problems?
Finding an issue doesn’t automatically make a property a bad purchase. What matters is the cause, the extent, the risk, the cost, the disruption involved, and whether the proposed remedy is genuinely backed by evidence.
More manageable
Minor condensation, isolated rainwater-goods defects (a blocked gutter, for example), localised ventilation issues, and repairs that don’t require extensive access work.
Needs careful investigation
Recurrent water ingress, damaged joists, dry rot, timber decay across a wide area, restricted access that limited the original inspection, or a diagnosis that doesn’t clearly identify a cause.
The right question isn’t “does this property have damp?” (most older properties will show something, somewhere), it’s whether the cause is understood, whether the proposed fix suits the type of building, and whether the cost and disruption are proportionate to what’s actually wrong. - Clear disclosure of whether they also sell remedial work, and if so, how that’s managed
- A willingness to explain the evidence behind their conclusions, and the limits of what they could inspect

A surveyor who diagnoses a problem and then sells you the fix isn’t necessarily wrong, but it’s a genuine conflict of interest worth being aware of. It’s a pattern RICS, Historic England and the Property Care Association explicitly warn about in their joint guidance on traditional buildings: a comment about moisture, followed by a specialist inspection, followed by a diagnosis and a costly quote, without necessarily establishing the actual cause first. Getting an independent diagnosis, or at least a second opinion before agreeing to expensive work, costs little next to the price of the work itself.
